  1. Interior Repairs: mostly for apartment style condominiums: These repairs can include many common property components such as Hallway Carpeting/Painting/Lighting, Lobby’s, Elevators, Parkade HVAC & Lighting, Building HVAC – Boilers/Water Heaters/Make-up Air Units/Chillers.

Restoration Costs: With insurance deductibles and premiums on the rise, more and more water losses are being paid for directly by condominium corporations and is more likely if the estimated restoration cost is below or is slightly above the condo’s insurance deductible. Condo corporations would prefer to pay for these restoration costs instead of initiating an insurance claim which could result in higher deductibles or premiums.

LED Lighting Retrofits: LED lighting can replace conventional lighting such as incandescent or fluorescent lamps, making the lighting more energy efficient and cost effective for condo corporations. Many condo corporation’s budgets have electricity as a major expense, changing the overall lighting within a complex to LED’s certainly helps reduce the monthly electrical costs.

  1. EV Charging Systems & Infrastructure: As electric vehicles (EV) are becoming more common, the demand for charging infrastructure is rising. One of the main item’s that a buyer looks at when purchasing a condo is parking and the potential charging capability of the parking spot. Installing EV infrastructure can attract new buyers, as they may have or are looking at purchasing an electric vehicle and would be then looking to buy in condo complexes that already have the EV infrastructure. This can potentially increase market value and/or salability of the units after the EV infrastructure installation is completed.

On-Site Electricity Generation Infrastructure: With apartment and townhouse style condominiums there is only so much power available from the grid to a condo complex. With the already increasing demand for power from the complex, there is not always enough extra power available to install additional items such as EV Chargers, AC units, Heat Pumps, for the units. To increase electrical power in a condo complex, a natural gas combined heat and power (CHP) generator can be installed on site, to produce both heat and power which is more energy efficient and cost effective.

Water Leak Detection Systems: for apartment style condominiums: With technology currently available, there is a way to install a system to detect when a water leak first happens and locate where it first starts. The leak detection system can help reduce water loss damage by sending quick alerts to the people set up for notification, allowing for a faster response time to the leak. With quick alerts it would be possible to – reduce dry down costs related to the water loss, reduce the rebuild costs, lessen the chance of an insurance claim being required and likely reduce concerns or complaints from owners affected by the water loss.
